With our comprehensive knowledge of the market place and unique contacts we are continually informed about interesting new developments and properties before they come to the market; as well as those that never come to the market place at all. We are able to advise on the current market value of properties as well as price differentials between counties. We report on the benefits and disadvantages of each property you consider and when you wish to buy we negotiate the best terms and conditions for you.

Acquistion & Rental

When you instruct 55+ Retirement to find you a property we provide specialist help over and above the assistance given in personal search databases. We are able to provide immediate advice, inside knowledge to properties pre market, negotiate best terms through our knowledge of changing market conditions, and manage all the myriad professionals to secure a satisfactory purchase. In what is often one of the most important decisions of your life we can help manage the process to a successful outcome be it your primary residence, a second home, a property abroad, or a snug retreat in town or country.

Inspection & Consultancy

If you have seen a property that you would like to buy and seek a second opinion as to value and position we can inspect and report. Good property advice is essential whether you have one property, a portfolio, or a development to manage.

Acquisition Terms & Conditions

A Retaining fee - £400 plus VAT
(Payable in advance)

Acquisition fee - 1.5% of purchase price plus VAT
(payable on exchange of contracts)

Confirmation of Instructions

  1. I authorise 55+ Retirement to act on my behalf as sole agents in searching for a property. In the event of a Purchase, I agree to pay 55+ Retirement a fee equal to 1.5% of the purchase price plus VAT payable on exchange of contracts.
  2. At the end of each six month (26 week) period, this agreement will be deemed to continue until terminated by either party in writing. At the end of each period, a further retaining fee may be required.
  3. If I decide to cancel or not to renew this agreement I acknowldege that 55+ Retirement retain the right to make a charge to cover reasonable expenses, less the retaining fee.
  4. If I terminate the contract and I purchase a property originally introduced by 55+ Retirement within six months (26 weeks) of the termination date, the full fee will apply.

My retaining fee of £500 (including VAT) is enclosed.

Terms of Acquisition Business

General:

Assignments are accepted on the basis that the final choice of property is the entire responsibility of the client. We take no responsibility whatsoever for the description of the property and in all cases recommend clients to undertake careful inspections as well as seeking professional advice as to structure, state of repair, valuation and legal title. Whilst we take every care in only introducing responsible and competent professional services, we cannot be held liable under any circumstances for any loss or claim howsoever arising by virtue of any work undertaken for clients by any other party including any party introduced by us.

Specific Exclusion:

We shall not be liable for any claim howsoever arising in connection with suitability, value or structure of any property introduced by us. Whilst every care is taken that all advice given in relation to any property is accurate, such advice can only be by way of opinion for which we cannot accept any legal liability. Any claim by way of consequential damage arising out of any act or commision by 55+ Retirement is specifically excluded.
