The Playing Close has been thought of as the village green since the township began and combines the convenience of town living with the peace of the countryside. The development is built in local stone and arranged so as to create a traditional street and a secluded garden square. There are 14 cottages and two apartments each with its own garage. Eight of the cottages and both the apartments overlook the green and swimming pavilion. The main garden can be enjoyed from the privacy of conservatories and terraces.

Charlbury is a small country town on the spur of the Cotswolds elevated above the rolling wolds of Oxfordshire. It is proud of its market town status and with justification as history is locked into its fabric and tangible relics are housed in a small and attractive local museum. It used to be the largest manufacturing centre of of gloves in the county and the opening of Brunel's railway in 1853 brought workers to the small factories. The last factory in the town closed in 1968.

In and around the High Street there are a variety of shops ranging from essentials - a post office, chemist, grocers - to antique and speciality shops. There is a selection of pubs and restaurants.There are over a hundred local societies working in different fields from the arts, both musical and visual, with annual exhibitions, festivals and street fairs, all with an excellent reputation. A regular bus service takes the country village route to Chipping Norton, Witney and Oxford, and the neighbouring market town of Woodstock, steeped in history with Blenheim Palace, is about six miles.
