Kingsway is situated close to shops off Montague Street to the west of the town centre and within walking distance of Blackburn station. The development consists of 64 flats with extra care facilities completed in 2010.

Blackburn lies to the north of the West Pennine Moors and is well signed off the M6. The town was mentioned in Domesday as Blachebourne and used to be highly dependent on wool when Flemish weavers helped develop the industry in the 14th century. Consequently Blackburn was one of the first industrialised towns with the expansion of textile manufacturing during the Industrial Revolution but faced with competition from the new world the textile industry fell into decline in the 20th century.

Blackburn is situated about eight miles east of Preston and about 13 miles north of Bolton. Burnley is about ten miles to the north-east and Clitheroe also ten miles. The M65 skirts the southern boundary of the town and junctions 3,4,5 and 6 are all less than four miles. Fast trains to London (Euston) take less than three hours.
